Una societ\u00e0 immobiliare ha utilizzato questa soluzione di finanziamento del ONE Real Estate Debt Fund per acquisire un interessante progetto di sviluppo.<\/p>\n<p>&nbsp;<\/p>\n<p><strong>Il fattore tempo \u00e8 decisivo<\/strong><\/p>\n<p>Nel mercato immobiliare, a volte \u00e8 necessario agire rapidamente. Proprio questa era la sfida che si \u00e8 presentata a una societ\u00e0 immobiliare quando ha voluto integrare nel proprio portafoglio un interessante progetto di sviluppo a Zurigo. Per generare la liquidit\u00e0 necessaria all\u2019acquisizione, la societ\u00e0 aveva pianificato la vendita di tre immobili a reddito situati in una regione metropolitana svizzera.<\/p>\n<p>Sebbene fossero state presentate diverse offerte di acquisto per il portafoglio, le proposte degli interessati non corrispondevano alle aspettative di prezzo della venditrice. La societ\u00e0 immobiliare ha quindi deciso di prolungare la fase di vendita, con l\u2019obiettivo di ottenere un ricavo pi\u00f9 elevato. Allo stesso tempo, l\u2019acquisto del progetto di sviluppo richiedeva una tempistica rapida. Se l\u2019operazione non fosse stata conclusa in tempi brevi, vi era il rischio che il progetto venisse aggiudicato a un concorrente.<\/p>\n<p>&nbsp;<\/p>\n<p><strong>Il finanziamento ponte come soluzione ottimale<\/strong><\/p>\n<p>La societ\u00e0 immobiliare si trovava in una situazione complessa. Da un lato non voleva vendere il portafoglio a un prezzo troppo basso a causa della pressione temporale, dall\u2019altro desiderava cogliere la rara opportunit\u00e0 a Zurigo. Per realizzare questo progetto, aveva bisogno di una soluzione di finanziamento rapida, affidabile e flessibile.<\/p>\n<p>La societ\u00e0 si \u00e8 quindi rivolta agli esperti di finanziamento di Property One. Questi hanno strutturato per la societ\u00e0 immobiliare un finanziamento ponte di cinque milioni di franchi. Il finanziamento \u00e8 stato garantito da cartelle ipotecarie subordinate sul portafoglio destinato alla vendita. In tempi molto brevi \u00e8 stata assicurata la liquidit\u00e0 necessaria per l\u2019acquisizione del progetto di sviluppo a Zurigo, e l\u2019acquisto si \u00e8 concluso come previsto.<\/p>\n<p>Con una durata di tre mesi e un\u2019opzione di proroga per ulteriori tre mesi, il finanziamento ponte \u00e8 stato strutturato in modo flessibile ed era quindi perfettamente allineato alla vendita del portafoglio. La valutazione della societ\u00e0 immobiliare si \u00e8 infine rivelata corretta: gli immobili a reddito sono stati venduti come previsto, senza pressione temporale e, soprattutto, al prezzo desiderato.
