Est-ce un ph\u00e9nom\u00e8ne que tu observes \u00e9galement sur le terrain ?<br \/>\n<\/strong>Nous avons effectivement constat\u00e9 des difficult\u00e9s pour certains d\u00e9veloppeurs de trouver des financements. La disparition du Credit Suisse, 2\u00e8me banque suisse, et l\u2019absorption par les concurrents n\u2019est pas aussi simple que nous pouvions imaginer, \u00e0 cause de volumes tr\u00e8s importants de cr\u00e9dits et des prix \u00e0 la hausse qui impliquent encore plus une base hypoth\u00e9caire \u00e9lev\u00e9e.<\/p>\n<p><strong>Cette \u00e9volution constitue-t-elle, selon toi, un d\u00e9fi suppl\u00e9mentaire pour les promoteurs, investisseurs et propri\u00e9taires immobiliers en Suisse ?<br \/>\n<\/strong>Effectivement, cela repr\u00e9sente un d\u00e9fi suppl\u00e9mentaire car il est difficile pour un promoteur d&rsquo;investir en fonds propres cons\u00e9quents uniquement sur des projets de taille moyenne \u00e0 importante. Les prix de l\u2019immobilier (terrain, PPE, MI, immeuble) sont tels que seules les grands institutionnels et fonds peuvent acheter uniquement en \u00ab fonds propres\u00a0\u00bb.<\/p>\n<p><strong>Face \u00e0 cette complexification du financement bancaire, vois-tu \u00e9merger d\u2019autres solutions de financement ? Si oui, lesquelles ?<br \/>\n<\/strong>Nous voyons des fonds de dettes priv\u00e9es ou simplement de la dette priv\u00e9e (Junior Debt, pr\u00eat mezzanine) \u00e9merger d&rsquo;entit\u00e9s diverses qui semblent bien outill\u00e9es pour subvenir aux besoins des clients immobiliers.<\/p>\n<p><strong>Dans ce contexte, constates-tu un essor de la dette priv\u00e9e immobili\u00e8re en Suisse ? Comment cet essor se manifeste-t-il concr\u00e8tement ?<br \/>\n<\/strong>Oui, je constate une augmentation du volume de pr\u00eat par la dette priv\u00e9e, ainsi qu&rsquo;une \u00e9mergence de nouveaux acteurs sur le march\u00e9, en plus de fonds \u00e9tablis comme Property ONE Real Estate Debt Fund. Tous n&rsquo;ont pas la m\u00eame client\u00e8le cible ou prise de risque.<\/p>\n<p><strong>Selon toi, les professionnels de l\u2019immobilier romands connaissent-ils suffisamment bien les solutions de dette priv\u00e9e et de financement alternatif ?<br \/>\n<\/strong>Probablement pas, car le march\u00e9 et son fonctionnement reste tr\u00e8s traditionnel (banque principale, cr\u00e9dit classique). A ce titre, il me semble que la Suisse al\u00e9manique est plus mat\u00fbre.<\/p>\n<p><strong>Y a-t-il encore un travail de p\u00e9dagogie ou d\u2019\u00e9ducation \u00e0 mener aupr\u00e8s des acteurs du march\u00e9 sur ces solutions ?<br \/>\n<\/strong>Je pense que la difficult\u00e9 de la solution est la stabilit\u00e9, p\u00e9rennit\u00e9 et solvabilit\u00e9 des entit\u00e9s pr\u00eateuses. Il faut qu\u2019elles puissent communiquer de mani\u00e8re concr\u00e8te sur le volume de pr\u00eats\u00a0qu\u2019elles peuvent r\u00e9aliser, le processus d\u2019analyse des risques et des garanties, la gouvernance, etc.<\/p>\n<p><strong>Comment vois-tu l\u2019\u00e9quilibre futur entre les financements bancaires traditionnels et les solutions de cr\u00e9dit alternatif ? S\u2019agit-il plut\u00f4t d\u2019une concurrence, d\u2019une compl\u00e9mentarit\u00e9, ou d\u2019un nouveau partage des r\u00f4les ?<br \/>\n<\/strong>Je vois \u00e7a comme un syst\u00e8me parfaitement compl\u00e9mentaire. Avec la hausse constante des prix, les difficult\u00e9s de trouver du foncier et d\u00e9velopper un projet, des solutions alternatives mais compl\u00e9mentaires semblent parfaitement adapt\u00e9es. Une forme de concurrence avec les banques? S\u00fbrement pas quand on voit le volume hypoth\u00e9caire des grandes banques suisses (UBS, Raiffeisen, les banques cantonales).<\/p>\n<p><strong>Quelles conditions seraient n\u00e9cessaires pour faciliter l\u2019acc\u00e8s au financement et soutenir la poursuite du d\u00e9veloppement immobilier en Suisse ?<br \/>\n<\/strong>Une structuration claire qui offre des garanties tant aux clients qu\u2019aux autorit\u00e9s de surveillance, ainsi qu&rsquo;une tr\u00e8s bonne communication sont des \u00e9l\u00e9ments cl\u00e9s. Relevons \u00e9galement que les diff\u00e9rents pr\u00eateurs priv\u00e9s n&rsquo;ont pas tous la m\u00eame liquidit\u00e9 \u00e0 disposition et que celle-ci est souvent le point central.<\/p>\n<p><strong>Enfin, si tu devais identifier un enjeu majeur pour le march\u00e9 immobilier ces 12 \u00e0 24 prochains mois, lequel serait-il ?<br \/>\n<\/strong>Il est difficile de ne citer qu\u2019un enjeu mais la faiblesse de l\u2019offre, les d\u00e9fis r\u00e9glementaires et administratifs, sans oublier la conjoncture plus incertaine, sont d\u00e9terminants en cette p\u00e9riode.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Quels sont aujourd\u2019hui les principaux obstacles auxquels les acteurs immobiliers sont confront\u00e9s ?
