C\u2019est pr\u00e9cis\u00e9ment le d\u00e9fi auquel a \u00e9t\u00e9 confront\u00e9e une soci\u00e9t\u00e9 immobili\u00e8re lorsqu\u2019elle a souhait\u00e9 int\u00e9grer \u00e0 son portefeuille un projet de d\u00e9veloppement attractif \u00e0 Zurich. Afin de g\u00e9n\u00e9rer les liquidit\u00e9s n\u00e9cessaires \u00e0 cette acquisition, l\u2019entreprise avait pr\u00e9vu de vendre trois immeubles de rendement situ\u00e9s dans une r\u00e9gion m\u00e9tropolitaine suisse.<\/p>\n<p>Bien que plusieurs offres d\u2019achat aient \u00e9t\u00e9 soumises pour le portefeuille, les propositions des int\u00e9ress\u00e9s ne correspondaient pas aux attentes de prix de la vendeuse. La soci\u00e9t\u00e9 immobili\u00e8re a donc d\u00e9cid\u00e9 de prolonger la phase de vente afin d\u2019obtenir un produit de vente plus \u00e9lev\u00e9. En parall\u00e8le, l\u2019acquisition du projet de d\u00e9veloppement devenait urgente. Si celle-ci ne pouvait pas \u00eatre finalis\u00e9e rapidement, le projet risquait d\u2019\u00eatre attribu\u00e9 \u00e0 un concurrent.<\/p>\n<p>&nbsp;<\/p>\n<p><strong>Le financement relais comme solution optimale<\/strong><\/p>\n<p>La soci\u00e9t\u00e9 immobili\u00e8re se trouvait dans une situation d\u00e9licate. Elle ne souhaitait pas vendre le portefeuille \u00e0 un prix trop bas en raison de la pression du temps, tout en voulant saisir cette opportunit\u00e9 rare \u00e0 Zurich. Pour mener \u00e0 bien cette op\u00e9ration, elle avait besoin d\u2019une solution de financement rapide, fiable et flexible.<\/p>\n<p>Elle s\u2019est alors adress\u00e9e aux experts en financement de Property One. Ceux-ci ont structur\u00e9 pour la soci\u00e9t\u00e9 immobili\u00e8re un financement relais de cinq millions de francs. Le financement a \u00e9t\u00e9 garanti par des c\u00e9dules hypoth\u00e9caires de rang subordonn\u00e9 sur le portefeuille destin\u00e9 \u00e0 \u00eatre vendu. En tr\u00e8s peu de temps, la liquidit\u00e9 n\u00e9cessaire \u00e0 l\u2019acquisition du projet de d\u00e9veloppement \u00e0 Zurich a \u00e9t\u00e9 assur\u00e9e, et l\u2019achat s\u2019est d\u00e9roul\u00e9 comme pr\u00e9vu.<\/p>\n<p>Avec une dur\u00e9e de trois mois et une option de prolongation de trois mois suppl\u00e9mentaires, le financement relais a \u00e9t\u00e9 structur\u00e9 de mani\u00e8re flexible et parfaitement adapt\u00e9e \u00e0 la vente du portefeuille. L\u2019\u00e9valuation de la soci\u00e9t\u00e9 immobili\u00e8re s\u2019est finalement confirm\u00e9e: elle a pu vendre les immeubles de rendement comme pr\u00e9vu, sans pression temporelle et, surtout, au prix souhait\u00e9.
